The reality of investment in the Turkish real estate sector:

Istanbul Canal

It is the water contact Canal between the Sea of Marmara and the Black Sea parallel to the Bosporus Strait and at sea level, with a length of 41 km and a width of up to 500 meters and a depth of 25 meters and a total area of 26 thousand square hectares.

The Turkish government aims to limit the movement of ships and mitigate them in the Bosporus Strait, in addition to reducing pollution and damage emitted from ships loaded with dangerous materials, not to mention the removal of random residential gatherings, and there is an additional reason that lies in the presence of ships along the 300 meters of heavy cargo moorings, while the width of the Bosporus does not exceed 150 meters, as ships find it difficult to cross due to sharp curves in the strait.

New Residential Compounds:

The Turkish government plans and works to:

  1. Implementing a two-canal infrastructure that combines modernity, development and civilization.
  2. Building smart city buildings based on the most advanced technologies.
  3. Building places for vacation and recreation on both sides of the canal.
  4. Dealing with traffic crises resulting from traffic and parking problems.
  5. Construction of 10 bridges that include a metro and railways that are resistant to storms, sea waves and wind gusts.

Istanbul Canal Economic Return:

There are about 37 cargo ships and 27 commercial carriers, as the tonnages resulting from commercial transport are estimated at 150 million tons, in which Turkey is allowed to collect 55 dollars per passing ton per day, and thus the return to the Turkish state annually is 8 billion dollars.

The proceeds of the Istanbul Canal will cover the costs of the project after only two years, in addition to constructing three islands from the excavations resulting from the Istanbul Canal estimated at 27 billion cubic meters.

The Reality of Investment on both Sides of the New Canal:

  1. Great sea views for projects near the canal.
  2. The large commercial activity that will attract investors either to be owners or rent.
  3. The advanced infrastructure and future civilized service projects that will greatly increase the value of the region.
  4. The canal’s proximity to the new third airport, which will add even more concessions.
  5. Doubling the marine traffic to three times in comparison with the current traffic in the Bosporus.
  6. The canal is close to three artificial islands that will be built from the ruins of the canal, one of which is an opera house.
